It's interesting because when people look at these public/private financed fields, we're actually on a pretty good timeline for that. There are other projects that have taken a lot longer than ours. We were three years into it this past December and from start to finish needing three and a half years to get into the ground, is about what these private/public fields have taken so we're pretty pleased with the progress and the continued support we get from the town of Harrison, the residents in and around Harrison, Kearny, and the Ironbound, the political community of Harrison and Hudson County have been super and very supportive every step of the way. We don't see that changing actually we see the support getting stronger.

Physically for a public/private deal across the country it takes between 3 and 5 years to get done. Los Angeles was privately financed so that's not an apples to apples comparison. Dallas is an exception they were probably about 2 and a half years into their project before they were able to get one done and, in fact, they had a project turned down, which led them to Frisco throughout the process. We've always been true to this project and true to Harrison. Chicago still has a lot of work to go. So in the grand scheme of things and considering the economic environment, not to mention the challenges we've had with the economy, terrorism issues here, we're very pleased with the timeline we have here.

Phase I Construction entails 100 acres, which includes the stadium, a parking garage that will facilitate commuter parking for the PATH station, retail and commercial parking for the development, and event parking for the stadium. It includes about half a million square feet of retail, it includes a main street of infrastructure, a river front park along the Passaic River, 500 units of apartment rental housing, and 200 units of for sale condos and lofts.
